RERA 2016 gave buyers powerful rights most builders don't want you to know about. Understand them before signing anything.
Section 11: Builder must publish all project details β plans, specifications, RERA registration, completion schedule β on RERA portal and at site office.
Section 18: If builder misses possession date, you get interest at SBI MCLR + 2% on all amounts paid for every month of delay.
If you wish to withdraw from a delayed project, you can claim full refund with interest. Builder cannot refuse or offer partial refund only.
Section 14(3): Any structural defect found within 5 years of possession must be fixed by builder free of charge within 30 days.
Builders cannot misrepresent amenities, carpet area, location or approval status in marketing. False claims = RERA violation.
Under RERA, property must be sold on carpet area basis. If actual carpet area at possession is less than agreed, you can claim compensation.
