Is RERA registration mandatory for all properties?⌄
Under the RERA Act 2016, all residential and commercial projects with 8 or more units or on a plot of 500 sqm or more must be registered. Projects launched after May 1, 2017 must comply. Always verify that the project you are considering is RERA registered before making any payment.
What information can I get from the RERA portal?⌄
Project registration status, registration number and validity, approved floor plans, declared completion date, number of units sold vs available, developer's other projects and complaint history, and the escrow account details.
What is the RERA Act Section 13 rule?⌄
Section 13 states that a developer cannot accept more than 10% of the property cost as advance or deposit before signing a written registered sale agreement. Any amount taken beyond 10% without a registered agreement is illegal.
What if a project is not RERA registered?⌄
Do not make any payment for an unregistered project. You have no legal protection under RERA. Your advance payment is entirely at risk. Report the developer to your state RERA authority.
Can I file a complaint on RERA portal?⌄
Yes. All state RERA portals have a complaint filing mechanism. Registered buyers can file complaints against developers for delivery delays, quality issues or violation of sale agreement terms. Adjudicating Officers under RERA must resolve complaints within 60 days.
